The process of renting a property can be just as stressful as buying. Using the services of a real estate agent can relieve a large amount of that stress. An agent is able to search the MLS database for properties fitting your specific criteria (such as size, location, and budget), schedule all of your appointments to view the different properties, and handle all associated paperwork. All of these services as well as many more are offered at NO CHARGE to the client. There are no real estate fees associated with using an agent for rental properties which is something that many people are not aware of. Required Documents

In order to be prepared for the quick pace of Toronto’s rental market, it is best to have all the required documents prepared prior to locating the rental of your dreams.

Up-To-Date Credit Report – One of the most important documents that Landlords request in the rental process is a credit report with an up-to-date credit score. This can be done through Equifax Canada for a small fee.

Letter of Employment – This letter will outline your current job position, length of employment, as well as salary information.

Reference Letters - A good reference letter can help a landlord in their decision to choose a new tenant for their property. If possible, a letter from a former landlord is always recommended. Other reference letters such as from co-workers and friends are acceptable as well.

Rental Deposit – This will be your first and last month’s rent. The deposit can be in the form of a certified cheque or bank draft. You will need this deposit to be given with your offer to lease, or within 24 hours of your offer being accepted.

Other Fees – There may be other deposits that are required for your rental such as a key deposit, security deposit, etc. These deposits are all refundable upon the end of your lease term. Tenant Liability Insurance is another required component of a lease and can be obtained through your personal banking institution or through an insurance company.
